Terms & Conditions – Shri Bankey Bihari Developers

By engaging with Shri Bankey Bihari Developers, you agree to the following terms and conditions regarding the purchase, sale, and ownership of properties:

1. Booking & Payment

  • A property booking is confirmed only after payment of the initial booking amount.
  • All payments must be made through authorized banking channels.

2. Pricing & Taxes

  • Prices are subject to change without prior notice based on market conditions.
  • All government taxes, duties, and charges (such as GST, stamp duty, and registration fees) shall be borne by the buyer.

3. Property Possession

  • Possession timelines are project-specific and mentioned in the agreement.
  • Delays due to unforeseen circumstances (such as force majeure) may lead to revised possession dates.

4. Cancellation & Refund

  • In case of cancellation, a processing fee may be deducted as per company policy.
  • Refunds will be processed within a stipulated timeframe after verification.

5. Documentation & Compliance

  • Buyers must submit valid identity proof, address proof, and financial documents as required by law.
  • The company ensures that all projects comply with RERA and local real estate regulations.

6. Property Use & Development

  • Plots and properties must be used as per their designated zoning (residential/commercial).
  • Any modifications or additional constructions must comply with local laws and require necessary approvals.

7. Loan & Financing

  • Shri Bankey Bihari Developers assists in facilitating home loans, but approval is subject to the respective financial institution’s terms.

8. Legal Disputes

  • Any disputes arising shall be settled as per Indian real estate laws and the jurisdiction of the local courts.

9. Maintenance & Society Charges

  • Post-possession maintenance charges will be applicable as per project norms.
  • The buyer is responsible for paying society or association fees once the project is handed over.

10. Transfer & Resale

  • Property transfer or resale is subject to company approval and applicable transfer charges.
  • All legal and financial obligations must be cleared before the transfer.

11. Liability Disclaimer

  • Shri Bankey Bihari Developers is not responsible for any third-party frauds, financial losses, or false commitments made by unauthorized agents.

12. Amendments & Updates

  • The company reserves the right to update or modify these terms without prior notice.
