1. Booking & Payment

- All government taxes, duties, and charges (such as GST, stamp duty, and registration fees) shall be borne by the buyer.
3. Property Possession

- Delays due to unforeseen circumstances (such as force majeure) may lead to revised possession dates.
4. Cancellation & Refund
- In case of cancellation, a processing fee may be deducted as per company policy.
- Refunds will be processed within a stipulated timeframe after verification.
5. Documentation & Compliance
- Buyers must submit valid identity proof, address proof, and financial documents as required by law.
- The company ensures that all projects comply with RERA and local real estate regulations.
6. Property Use & Development
- Plots and properties must be used as per their designated zoning (residential/commercial).
- Any modifications or additional constructions must comply with local laws and require necessary approvals.
7. Loan & Financing
- Shri Bankey Bihari Developers assists in facilitating home loans, but approval is subject to the respective financial institution’s terms.
8. Legal Disputes
- Any disputes arising shall be settled as per Indian real estate laws and the jurisdiction of the local courts.
9. Maintenance & Society Charges
- Post-possession maintenance charges will be applicable as per project norms.
- The buyer is responsible for paying society or association fees once the project is handed over.
10. Transfer & Resale
- Property transfer or resale is subject to company approval and applicable transfer charges.
- All legal and financial obligations must be cleared before the transfer.
11. Liability Disclaimer
- Shri Bankey Bihari Developers is not responsible for any third-party frauds, financial losses, or false commitments made by unauthorized agents.
